Between the owner of the summer house / holiday home, located Skaven Beach 6880 Tarm and Skaven Sommerhusudlejning, Skaven Strand 6880 Tarm under the conditions below. The owner hereby transfers as of 1/5 - 2024 Skaven Sommerhusudlejning the exclusive right to mediate the rental of said Summer house/holiday home with attached plot of land. Skaven Sommerhusudlejning undertakes to rent out the summer house/holiday home to the best of its ability for the best possible benefit for the owner. If you have not made a satisfactory rental as of 1 May, the owner can make a direct rental himself. However, the owner must always contact Skaven Sommerhusudlejning to avoid double occupancy. Skaven Sommerhusudlejning concludes a lease with the tenant for each tenancy. The individual leases start on Saturday at 15.00 and ends on Saturday at 11.00 unless otherwise agreed with the owner. The rent is forwarded before the start of the tenancy. In the case of leases entered into late, however, no later than 6 days after moving in. Skaven Sommerhusudlejning is solely responsible towards the owner for the rental amounts paid by the tenant. Skaven Sommerhusudlejning assumes no responsibility for any damages, accidents or other irregularities. The tenant is solely responsible towards the owner and, according to the lease, is obliged to compensate for all self-inflicted damage to the summer house/holiday home as well as associated furniture etc. Furthermore, he is required to vacate the summer house/holiday home in a clean condition. It is the owner's responsibility to ensure that the summer house/holiday home with associated plot of land appears in a clean condition at the beginning of each rental. Furniture, other fixtures, crockery and cutlery must be in proper and well-maintained condition and must be present in at least the number for which beds have been registered. Cleaning supplies, including a usable vacuum cleaner, must be present. Particular emphasis is placed on beds/bunks with associated mattresses, duvets, pillows and blankets being in absolutely good and hygienic condition. The owner undertakes not to rent directly to tenants who have once rented a holiday home/home through Skaven Sommerhusudlejning, but in such a case to notify Skaven Sommerhusudlejning. In addition, own occupancy is not possible without obtaining information from Skaven Sommerhusudlejning. In case of non-compliance by the owner with the provisions laid down in this contract, the owner is liable for general compensation for expenses and losses of any kind incurred by Skaven Sommerhusudlejning. Possibly. legal disputes are settled in court. The sale of the registered summer house/holiday home within the contract period can only take place if the new owner agrees to take over the lease with Skaven Sommerhusudlejning. The leases entered into at the time of sale must be respected by the new owner. If no agreements have been made, the new owner is happy to be released from the contract. The contract is exclusive of the rental amounts consecutively year after year unless the agreement is terminated in writing by one of the parties. At the latest per 01 May with effect from the following turn of the year.
